Business premises with surface area totaling 1.088 square meters, located opposite Belgrade fair at Savski venac in the Serbian Capital will be auctioned on 24 October, Ministry of Finance said.
“Beginning price of the real estate amounts to €916.414,10, in accordance with the Report on the real estate value assessment, delivered by the Real Estate Administration”.
The state has become an owner of more than a third of a building located only half a kilometer from Belgrade Waterfront, one of the most attractive settlements. Last year in May, IVN capital company bought from the bankrupt company in Belgrade the rest of the building and paid €1 million for it. Then it asked Montenegrin government to say if it was going to sell its part. The initial estimated value of the real estate amounted to €617.345 at the end of 2018. However, in accordance with the new Rule book, the Government changed the value – in April it was over €900.000.
“The applicant submitted statement on 3 May 2019 saying that the given assessment didn’t reflect the real market value and that, therefore, they weren’t interested. If there is a buyer, hey are ready to sell their part of the facility and suggest joint action in the auction”, reads the information.
Real Estate Administration statement says that the real estate has good location but it’s in poor condition owing to devastation and lack of maintenance.
Participants in the auction can be interested domestic and foreign citizens and companies, including consortiums. They are obliged to buy the documentation and pay €45.820 of deposit.
Bidder with highest bid becomes buyer. He will conclude sale contract with the Government not later than 30 days from the day of the public auction.
