Average flat price per sq metre slightly decreased

In the second quarter of 2018, the average square meter price of a flat in Montenegro decreased by €81, compared to first three months of the year when it was €1,162. According to the preliminary report of the Statistical Office of Montenegro (MONSTAT), the average square meter price of a flat in the capital amounted to €1,021 (from April to the end of June), which is by €122 lower than in the first quarter of the year.

The average price of a square meter of flats in new buildings is somewhat lower thanks to the programs of solidarity housing, designed for Montenegrin state bodies, organizations and companies, offering them quite favorable conditions.

From April to the end of June, the price per sq metre for flats in Montenegrin coast amounted to €1,433, but if only you had wanted to purchase it in the first quarter of the year, you could have done it by paying €78 less.

The situation was somewhat different in north Montenegro, that is, you could buy a flat for €228 less in the first quarter of the year, while in central Montenegro (Cetinje, Danilovgrad and Nikšić) price of a square meter increased by €192.

Blagota Radović, owner of one of the leading construction companies in Montenegro (Zetagradnja), says his company won’t decrease prices per sq meter by the end of the year.

“Zetagradnja’s price per square metre ranges from 1,000 to 1,400 euro and don’t plan to decrease the prices,” Radović told Dnevne Novine daily, adding that currently they have 600-700 flats to offer, being in different stages of the construction process.
